Pompano Beach's luxury condominium story has moved beyond renderings. Waldorf Astoria Residences Pompano Beach reached its structural topping-out milestone in May 2026, according to Hilton, Related Group and Merrimac Ventures. The 28-story, 92-residence oceanfront building is targeting summer 2027 completion. Yet topping out, presales and the eventual delivery of finished, legally occupiable homes are three different milestones.
The development's position is unusually specific: it is being marketed as the first standalone Waldorf Astoria residential tower, rather than a condominium attached to a hotel. That distinction may appeal to buyers seeking branded services without hotel guest traffic, but it makes the contractual definition of those services especially important.
What has actually happened at the Pompano Beach tower?
Hilton's April 16, 2025 announcement marked the project's groundbreaking and reported more than 70% of its homes under contract. On May 1, 2026, Hilton announced topping out and said more than 85% were under contract. These figures are developer-reported presales at two points in time, not recorded condominium closings or an independently audited absorption series.
The May statement described completion as slated for summer 2027 and elsewhere used mid-2027. Those are anticipated delivery windows, not certificates of occupancy, completed closings or guaranteed move-in dates. Finishes, systems commissioning, inspections and governmental sign-offs follow structural completion.
Why the 85% figure needs context
More than 85% of 92 residences would imply at least 79 units if the percentage is applied literally to the full inventory, but the release does not disclose a unit-by-unit contract ledger, deposits, cancellation terms or how many contracts remain enforceable. Buyers should not treat the percentage as a count of completed sales or assume that every contracted unit will close.
The architecture and the beachfront setting
The development is led by Related Group and Merrimac Ventures, with Nichols Architects collaborating with KORA, interiors by BAMO and landscape design by Enea. Hilton describes two- to five-bedroom homes with private elevator access, floor-to-ceiling glazing and generous terraces. Published plans place the property on approximately two acres of oceanfront, with roughly 200 linear feet of beach frontage.
The oceanfront location is central to the offering, but it also changes the due-diligence equation. A buyer should review the survey, legal boundaries, easements, beach-access rights, wind and flood insurance terms, and maintenance obligations for coastal infrastructure rather than relying on the broad phrase 'private beachfront.' Florida's shoreline and coastal permitting environment can affect what a condominium association may control or maintain.
What branded service does—and does not—promise
Hilton advertises a 20,000-square-foot oceanfront pool deck, spa and wellness facilities, 24-hour concierge, in-residence dining and beach and poolside services. It also describes a private marina with nearly two dozen slips. The original brand announcement described 19 slips, so the precise number and legal availability should be verified in the current condominium and marina documents rather than inferred from marketing copy.
A standalone residence is not a hotel reservation or a hotel ownership interest. Owners should request the condominium declaration, service-management agreements, brand licensing provisions, budgets and fee schedules. Questions include whether services are included in assessments or charged per use, who employs staff, what happens if the management agreement changes, and whether marina rights transfer with a particular unit.
Prices, penthouses and the difference between asking and closing
In its May 1 announcement, Hilton said remaining residences started at $2.65 million. It also described a four-home penthouse collection with marketed prices from $16 million to $20 million. These are developer-advertised offering figures from that date, not independently verified current availability, closed-sale prices or evidence of appreciation.
The upper penthouses are promoted with large rooftop terraces and private pools. Buyers should establish which outdoor areas are deeded or assigned as limited common elements, which features require association maintenance, and whether the delivered layout and specifications match the final contract exhibits.
Why Pompano Beach matters beyond one building
Pompano Beach has attracted branded residences and public beachfront investment, including pier and streetscape improvements. The city's changing oceanfront offers a different ownership proposition from downtown Miami's vertical urban neighborhoods and Palm Beach's island market. Still, the presence of a luxury brand does not establish that every nearby property will appreciate or that new inventory will absorb at the same rate.
The geographic comparison should be property-specific. Buyers considering Pompano alongside Fort Lauderdale, Hollywood and Boca Raton should compare direct beach frontage, unit layouts, building age, flood exposure, association financials and actual closed comparables. A branded premium is not a substitute for an appraisal.
The five documents buyers should obtain before committing
1. The current purchase agreement and disclosure package
Confirm deposit schedules, escrow handling, rescission rights, material-change provisions, completion clauses and any developer extension rights. Have Florida condominium counsel review the operative documents rather than relying on sales-gallery summaries.
2. The latest construction and occupancy status
Ask for current permit records, a realistic schedule for systems testing, inspection and occupancy, and the distinction between substantial completion, temporary occupancy and final turnover. A topping-out ceremony is not a move-in approval.
3. The operating budget and reserve assumptions
Examine projected assessments, insurance premiums, reserves, staffing costs, branded-service fees and potential post-turnover changes. A waterfront tower's amenities may require substantial long-term upkeep.
4. The waterfront and marina rights
Verify the recorded legal rights attached to the residence, including any marina-slip assignment, dock rules, vessel limits and public or private access constraints. Do not assume every owner receives a boat slip.
5. The precise unit and market evidence
Compare the contracted floor plan, orientation, exposure, interior area and usable terraces with relevant closed sales—not only asking prices. Ask whether advertised views could be affected by neighboring parcels or future development.
The bottom line for a 2027 buyer
Waldorf Astoria Residences Pompano Beach has achieved two meaningful, documented construction milestones: groundbreaking in April 2025 and topping out in May 2026. Hilton also reports strong contracts. None of those facts establishes a finished condominium, a closed transaction or a binding summer 2027 occupancy date. The best-informed buyer will treat the branded lifestyle as a proposition to verify in legal and financial documents, not simply a promise conveyed by the name on the building.
